Questions and answers
How AirLaundry
works.
AirLaundry lets people own commercial washers and dryers in working laundromats, while the laundromat, the host, runs the store. Each store sets some of its own terms, such as down payment and financing; you’ll see the exact terms for a store before you sign anything.
For machine owners
Buying machines
What exactly am I buying?
Specific washers and dryers in a working laundromat, each with its own serial number, size, age, brand and price. You own the machines, and they run in your host’s store, bringing in revenue that is yours.
You are not buying a share of the store or the business. You also lease the floor spot each machine stands on, and the host runs the store where your machines operate.
How do I choose a store and machines?
Create an account, browse the stores, and choose a package of machines. The store layout highlights where each machine in the package sits. Packages can be as small as one machine and usually include a mix of washers and dryers. We encourage you to visit the store and judge the foot traffic and neighborhood for yourself.
How much do I need upfront?
Each store’s host sets a minimum down payment, and you can always put down more. AirLaundry charges a fee of 1.5% of the purchase price to coordinate the sale, paid at checkout as your deposit. If you’d rather not finance, you can pay in full to maximize your monthly cash flow.
Why does a machine cost more than the price I see online?
The price covers the machine plus its installation, utility infrastructure, parts, license, insurance for the work and labor: a machine that is already plumbed in, wired up and earning in a working store.
How do I pay?
A deposit of 1.5% of the package price, Air Laundry’s buyer fee, secures the package. Your card is charged when you pay it, not held to capture later. A bank debit settles when the bank clears. It is charged on top of the price and is not a credit toward it. You then sign your agreements and wire the balance to AirLaundry within five business days. The transfer details are shown after you sign.
What is escrow, and how long is my money held?
AirLaundry holds your payment for up to 10 business days, then passes the seller’s share to the host.
When does the machine become mine?
The sale completes when AirLaundry confirms your payment has arrived, not when you sign. If you finance, title stays with the host until the balance is paid in full (lease-to-own), and passes to you then.
What if I secure a package and don’t pay the balance within five business days?
The offer lapses and the machines go back on sale. If you don’t come up with the balance, Air Laundry keeps your deposit. If a pre-sale store does not close or open, the deposit is refunded. If Air Laundry or the host calls the deal off, or the offer lapses while it waits for Air Laundry or the host to approve it, the deposit is refunded.
What agreements do I sign?
Four, plus a fifth if you finance:
- The purchase agreement, for the sale of the machines from the host to you.
- The spot lease, for renting the floor spot each machine stands on.
- The operating agreement, which sets out how the host runs your machines and the working relationship between you.
- The fee agreement, which records AirLaundry’s fee and what it covers.
- The financing agreement, if you finance, for the loan from the host.
You sign them electronically after paying the deposit and before paying the balance, and they are legally binding. Read every agreement in full before signing.
Can I cancel after paying?
While AirLaundry still holds your payment, the sale can be cancelled only if both you and the host agree. You are refunded your payment. AirLaundry’s fee, which you paid as your deposit, is not refunded. Once the payment has been passed to the host, the sale can’t be cancelled.
Financing
Is financing available?
Yes, financing options are available at most stores. The host (the seller) provides the financing, not AirLaundry. Each host sets its own rate and term, and AirLaundry adds a small fee on top. You see the exact rate, term and estimated monthly payment before you sign, and the rate is fixed for the whole term.
How long does my spot lease last if I finance?
At least as long as your financing, so your machine always has a spot, earning, while you’re paying it off.
How are my financing payments made?
Monthly, through AirLaundry, which passes the host’s share on and keeps its small fee.
What does lease-to-own mean?
The host keeps title to the machines until you’ve paid the balance in full. Title then passes to you.
Earnings and getting paid
How and how often do I get paid?
Monthly, by the host. The host collects what your machines earn, records each machine’s turns and revenue, closes the month, and pays what’s left after costs and AirLaundry’s fee into your bank account.
How is my payout calculated?
What your machines collected, minus host costs (spot rent, utilities, insurance, cleaning), minus AirLaundry’s fee of $0.50 per machine per day. If you finance, your financing payment is separate.
Where can I see how my machines are doing?
In your owner dashboard: turns, revenue and itemized costs for every machine, month by month.
How is revenue measured?
From the store’s card or payment system wherever it reports per machine, plus coin counts by the host.
Are returns guaranteed?
No. Any figures we show are illustrations, not promises. What your machines earn depends on how busy the store is, the machines’ positions, pricing, the season and many other factors, such as the store’s wash & fold activity and the commercial and government contracts it serves. When machines run fewer cycles, costs can exceed revenue, just as in any business.
Who sets the price per cycle?
The host sets the vend prices for the store, typically based on the market rate. Machine owners can suggest a higher price, but the host makes the final decision.
What happens in a month where costs are more than my machines earned?
You receive an invoice for the difference, due in 30 days.
Can I claim depreciation on my machines?
Yes. The machines are your asset, so their depreciation is yours to claim. Ask your tax advisor how it applies to you.
Fees and costs
What does AirLaundry charge me?
- When you buy: 1.5% of the purchase price, paid at checkout as your deposit. AirLaundry keeps it if you don’t come up with the balance, and refunds it if the sale falls through for any other reason before you wire.
- If you finance: a small fee added to the host’s financing rate, included in the rate you see before you sign.
- Every month: $0.50 per machine per day, itemized on your statement. The host pays a matching $0.50.
There are no other AirLaundry fees.
What are the monthly host costs?
Per machine:
- Spot rent: a daily rate set by the store, by machine type. It’s fixed in your spot lease.
- Utilities: $1 a day plus 3% of the machine’s revenue.
- Insurance: $35 a month.
- Cleaning: $85 a month for a washer, $65 for a dryer.
Can my spot rent go up?
Your spot rent is set in your spot lease. If a host changes its rents, that only applies to new leases and new purchases.
What if…
My machine breaks?
The machine is yours, so repairs and replacements are yours to pay for. The host will let you know when a machine needs attention and whether it should be repaired or replaced. The decision is yours, but make it promptly: a machine that’s out of service earns nothing, and downtime hurts the store’s reputation.
The store closes or changes hands?
Hosts commit to keep the store running until the last owner’s lease or financing ends. A host that closes or transfers the store early must refund the owners.
The machine reaches the end of its life?
Replacing it is the owner’s cost. Commercial machines typically last 15–25 years, depending on the brand and the usage.
For hosts
Why host
Why would I sell my machines?
Machines lose value and eventually need replacing. Once they’re sold, the depreciation and the replacement bill are the owners’. Every sold machine pays you daily spot rent, which can cover your baseline while you keep running the store, the staff, the customers and the brand. That frees your time and capital for wash & fold, commercial accounts and other growth, so you can capture the upside of growing the business.
Do I need to own the building?
No. You keep running the business as you do today.
What if I want to retire or exit outright?
AirLaundry can make you an offer, or bring you one.
Joining
How do I join?
Hosts join by application. We review each store’s performance before it goes live, using its card-system data where it has one, or its financials.
What do I commit to?
- At least three cycles per machine per day on average, backed by your data.
- Keep the store running until the last owner’s lease or financing ends. Closing or transferring early means refunding the machine owners.
- Keep the store staffed, clean and marketed, and flag machines that need repairing or replacing.
These commitments are written into the host agreement.
Who sets prices and terms, and how?
You do: machine prices and packages, daily spot rent, minimum down payment, financing rate and term, and spot lease length.
AirLaundry’s goal is for your machine owners’ spot rent to cover your bottom-line expenses, so you can fund growth and capture the upside through wash & fold, commercial contracts and more. Your machine owners, meanwhile, only make money through cycles: the busier you keep the machines, the more owners will want to place machines in your store. To start, we suggest pricing and rent that work for both sides at your store’s level of machine use.
Selling and getting paid
When do I receive the proceeds of a sale?
The buyer pays into AirLaundry’s escrow, and your share is passed on within 10 business days.
What does AirLaundry keep from a sale?
1.5% of the price, withheld from what’s passed on to you. The buyer pays a separate 1.5%.
What if a buyer doesn’t pay, or wants to cancel?
An unpaid offer lapses after 10 business days and the machines go back on sale. A paid sale can be cancelled only if you and the buyer both agree, while AirLaundry still holds the money.
How does financing work for my buyers?
You set your rate and term, and AirLaundry adds a small fee on top, paid by the buyer. Buyers’ monthly payments go through AirLaundry, which passes your share on. Title stays with you until the balance is paid in full.
Running the month
What do I do each month?
Collect the revenue, record each machine’s turns and revenue, and close the month. AirLaundry generates each owner’s statement. You then pay each owner what’s left after spot rent, costs and AirLaundry’s fee.
What if a machine’s costs exceed its revenue in a month?
The owner is invoiced for the difference, due in 30 days.
A sold machine breaks. What do I do?
Let the owner know, and say whether it needs repairing or replacing. The owner pays for the repair or replacement, and should decide promptly so the machine is back in service.
Can I change rent after a sale?
Rent changes apply only to new purchases or new leases. Signed leases keep their rate.
Fees
What does AirLaundry charge hosts?
- On each sale: 1.5% of the price. The buyer pays a separate 1.5%.
- Every month: $0.50 per sold machine per day, your half of AirLaundry’s $1 a day. You also withhold the owner’s matching $0.50 and pass it to AirLaundry.
Listing your store is free.
Can I use my own agreements?
AirLaundry provides agreement templates. You may adapt them and adopt them as your own, in which case you take responsibility for their terms.
General
About AirLaundry
What is AirLaundry trying to achieve?
A marketplace where machine owners make money from machine use, and hosts make money from running the store and growing higher-margin services such as wash & fold and commercial contracts. That’s the platform’s goal. It’s why we suggest to hosts how to price their machines and set spot rent, based on how busy their store is, so that owners can earn and hosts are fairly paid for running the store.
Who is AirLaundry?
AirLaundry runs the marketplace, the agreements, escrow and the monthly statements. AirLaundry is not the seller, doesn’t own the machines, and doesn’t lend.
